Terms of use

MAXON EOOD, UIC 175115626, registered office: 27 Veslets Street, Sofia, Bulgaria, email services@maxon.bg ("we"), operates the websites https://www.maxon.bg and https://maxonhomes.com (the "Site").

These terms cover use of the Site and how far a listing can be relied on. They are not a contract to buy, sell or rent a property. That contract is made separately, with the seller, the developer or the landlord.

This is a translation of the original text in Bulgarian. If the language versions differ, the Bulgarian text prevails.

Personal data, cookies and the way software processes data are set out only in the privacy policy. That is a separate document. Last updated: 31 October 2026.

1. What the Site is

The Site shows a selection of homes in Bulgaria: new developments, resales and rentals, in cities, on the coast and elsewhere. It is for browsing and for sending an enquiry.

We are an intermediary. We are not the owner and not the developer of the homes shown, unless a particular listing says otherwise.

Browsing is free. It does not create a contract and it does not reserve a home.

2. Listings are not an offer

A text, price, photo or floor plan on the Site is not a public offer. Only terms confirmed in writing before a reservation or a contract are binding.

3. Prices, availability and other figures

The price, size, floor, number of homes still available, construction stage and timing depend on the particular home and on what the seller or developer last told us. They can change without notice on the Site, including because:

  • the seller has changed the price or stopped the sale;
  • the home was reserved or sold between updates;
  • the price depends on the floor, the outlook, the payment schedule, a garage, storage or furniture;
  • a figure contains a technical or human error.

Prices are in euro, as given to us, unless the listing states another currency. They usually do not include the notary, local tax, fees charged by the developer, VAT, furniture or a parking space, unless the listing itself says so.

Figures are not invented by software. They come from the seller or from a price list, and they can go out of date. We correct them when we learn of a difference. Before you decide, ask for written confirmation. A wrong price on the Site does not oblige you to buy, and it does not oblige the seller to sell at that price.

4. Texts, translations and photos prepared with software

Some texts and photos are prepared with software, including artificial intelligence, and are then reviewed by us. That review does not make them exact.

This may include:

  • the translation of a description into the language of the page;
  • the text about the area, everyday life and why the place is convenient;
  • the title and the short text of a listing;
  • cleaning a photo, stronger light, removing a chance object, or sample furniture that is not in the home.

The software can miss a word, add a nearby place that is not so, smooth a photo, or furnish a room that is sold empty. Sample furniture in a photo does not mean the home is sold furnished.

A translation is there to help. If it and the seller's materials differ, the property documents and what we confirm in writing prevail. If the language versions of these terms differ, the Bulgarian text prevails.

Photos and floor plans may show common areas, a sample building, another home of the same type, or a project before it is finished.

5. Order of listings

We order the listings: by place, price, date, or as a selection. A place in the list is not a paid position bought by the seller, and it is not a score of you.

6. Enquiries and emails

A form, a call or a message is a request that we contact you. It does not reserve a home and it does not freeze the price.

An email of selected homes is sent only if you have agreed separately. You can withdraw that agreement with the unsubscribe link in every email.

7. Agency work

Work on a particular home, or on your search, is done under a separate written contract before a deal. That contract states what we do and who pays the fee. The Site by itself does not create a fee.

A reservation and a deposit paid to a developer or a seller are a matter between you and them, not with the Site, unless the contract is with us.

We do not give legal, tax or lending advice. A lawyer, a notary and a bank are separate, even when we recommend one.

8. Other websites

Links to a developer, a map or a social network leave the Site. We are not responsible for their content.

9. Rights in the Site

The texts, photos, arrangement and the Maxon name are ours or are licensed to us for display here. They are not copied for another agency or for a listing elsewhere without consent, except where the law allows it.

10. Use of the Site

The Site is used in good faith. Do not send someone else's or invented details, and do not copy the listings automatically.

11. Liability

The information is the latest we have from the seller or the developer. A text or a photo that has passed through software can contain an error, including in a translation.

We are not liable for a decision taken only from a page on the Site, without written confirmation and without a review of the documents. We are not liable for the acts of the seller or the developer, or for the Site being down for a technical reason.

This section does not limit liability that the law does not allow to be limited: for intent or gross negligence, for harm to life or health, and for rights that a consumer in the European Union cannot give up by contract.

12. Changes

A new text is published on this page with a date and applies to use after that. It does not change a contract that has already been signed.

13. Law and disputes

Bulgarian law applies to these terms.

If you are a consumer habitually resident in another country of the European Union, you keep the protection of the mandatory rules of that country. A dispute may be brought before the court the law assigns to the consumer. For other disputes the court in Sofia is competent.

A complaint may also be made to the Bulgarian Commission for Consumer Protection.
